Many homeowners find that completing renovations or extensions is a hectic and lengthy process. At Spannenberg, we take the guesswork out of it and keep you informed every step of the way. You won’t have to be concerned about anything as our team have the experience and expertise to help guide you through the build process. Our process looks like this:
Consultation – For all projects, we will meet on-site at a small charge to review your needs and talk about design possibilities to satisfy your style and budget.
Design – Our team will work with you to draft your new home or renovation. This step includes numerous sketch designs and floor plans.
Formal Quotation – We provide you with a detailed, written quotation that covers itemised costs and all your pricing options.
Proceeding – After you accept the quote, our team starts working in the background to arrange: engineering particulars, building specifications, energy efficiency assessments (BASIX), and working sketches. These are submitted to the council on behalf of you.
The signing of the contract – Another meeting is organised to sign the contracts, we use the HIA (Housing industry association) Contracts
Build – The construction begins, and your project manager will keep you updated throughout the whole process.
Completion – Following the build, our team performs a thorough inspection to ensure that the result meets our high standards.
Maintenance and guarantee – Spannenberg offers a six-year structural warranty on their work and a three-month defects liability period. This gives you peace of mind that if an aspect is substandard, we will come out and rectify any issues promptly.
Under certain circumstances bedroom windows require a system so as to prevent children falling out windows to their death or serious injury.
On most of our projects we use @widelinewindows . Amongst other things, one benefit of using ‘Wideline’ is that we can use their special patented Fall prevention fly screens that not only meet the requirements but look great.
Most other manufacturers just fit a blocking device so you cannot open the window fully, or they may have a screen to suit but it does not look good.
So we recommend Wideline windows.
Like Spannenberg and Son Wideline is also celebrating 50 years.
Is your building project going to be well supervised and managed?
Or
Will it be you the client managing the project and chasing trades because no one turned up? Will your builder answer his phone?
It’s probably not that he’s a bad bloke, but because he may not have the experience, and is stretched to the limit, he most likely has not costed a project manager in the job, someone to manage the work, he hadn’t thought of that, and he wanted to come in at a low price to win the job. Maybe his apprentice can do it while he is not around?
At Spannenberg and Son we are different.
We offer the highest level of service and project management, we employ experience staff, once your contracts are signed and we start your build you will have your own experienced and qualified project manager for your project to manage and supervise the work every day and to be your point of contact.
With our experienced trades and careful project management we deliver quality and service second to none.
